Standard property policies don't fully address natural-hazard exposure — winter weather slip, trip and fall risk and roof snow-load risk among them — and these deficiencies often aren't discovered until a loss occurs. A safety program and a property policy can both look complete on paper while still missing conditions that only show up once the season changes.

HUB links natural hazard preparedness with crisis-response resources for events like earthquakes, hurricanes, wildfires, severe thunderstorms and tornadoes. It also provides response and recovery guidance that organizations can put into action when a specific hazard occurs. In addition, HUB offers loss-prevention guidance for exposure gaps that standard property policies may not fully address, such as slip-and-fall risks and roof snow-load risks.
Because these exposures typically surface only after a loss, HUB reviews property coverage against current conditions on an ongoing basis, rather than assuming the policy in place at binding still matches current risk months or years later.
